My favorite part of the business is working with people to “Achieve Success Together.” To me, this means helping clients sell their property for a good price in a timely manner. It’s also helping buyers purchase the right property for an equally good value. It’s gratifying to make clients happy. My favorite part of the business is working with people to “Achieve Success Together.” To me, this means helping clients sell their property for a good price in a timely manner. It’s also helping buyers purchase the right property for an equally good value. It’s gratifying to make clients happy. I have always enjoyed being part of a service-oriented business and real estate is a perfect fit. I have a back ground in appraising, which helps me accurately estimate value and analyze market trends, a valuable tool for my clients whether buying or selling. These skills really do set me apart from the competition, as well as scrupulous attention to detail, customer service and keeping in touch. I equally enjoy working with buyers and sellers, no matter how large or small the transaction. While I have marketed all kinds of properties, I find myself most often representing homes in Portsmouth’s South End, condominiums in prime locations, and unique waterfront properties.
Experience & Education
I’ve been in real estate for 47 years and have become a consistent top producer, ranking among local industry leaders. I joined Tate and Foss in 1992 and have since represented or sold many important properties ranging in value from less than $200,000 to more than $2M. I’m a former president of the New Hampshire Association of Realtors, former two-term president of the Seacoast Board of Realtors and currently serve as Chief Statistician of the Seacoast Board. I have been recognized as a Distinguished Service Award winner and former Seacoast Board Realtor of the Year. A former guidance counselor and military officer, I believe I have developed excellent listening, organizational and time management skills. I retired from the U.S. Army Reserves and the New Hampshire Air National Guard in 2003 as a Lt. Colonel with more than 33 years of service. I am a graduate of St. Paul’s School, Concord, N.H., Trinity College, Hartford, Ct. (BA-History) and UNH (M.Ed, Counselor Education).
COMMUNITY & PERSONALITY
I was born in Portsmouth and have lived here most of my life. I married my wife Joan, a retired trust banker, at St. John’s Church downtown. Back in the day, our first apartment was on Ceres Street, right across from the tugboats and, yes, the crew invited us out from time to time…We have one grown son, Thomas, who is married and lives in Shelburne, Nova Scotia, Canada. Back home we enjoy the company of our canine pal, Gus, a rescue lab mix and former mountain climbing companion. His predecessor, Winnie, a wonderful golden retriever, was with me for most of my climbs when I finished all of New Hampshire’s 48, 4,000-foot mountains. The Seacoast is a beautiful, vibrant community in an unbelievable location. I support this lovely place as a member of Rotary, where I edit the Rotary Log. I am also Vice President of Portsmouth Pro Musica, singing in its A Capella group, The Overtones. I am a proprietor of the Portsmouth Athenaeum and contributor to other historical and philanthropic organizations. I served many years as chairman of the Portsmouth Historic District Commission and vice-chair of the Portsmouth Planning Board. Outside of Portsmouth, I formerly served on the Alumni Association Executive Committee of St. Paul’s School, Concord. I am a member of the University of New Hampshire Wildcat Club and a major contributor to the UNH hockey and football programs. I am also a season ticket holder at the Ogunquit Playhouse.

"John Rice is the best real estate agent I have ever worked with. He is a consummate professional. John’s many years of experience were evident in how he skillfully managed all the ups and downs that can arise when selling a property."
"Having purchased and sold over a dozen homes, I have dealt with quite a few real estate brokers. John Rice was, by far, the best, most knowledgeable and most professional broker I have worked with. My hunt for the perfect home lasted a full year and covered the entire seacoast area. John proved to be very patient and knowledgeable. He understood want I wanted, advising for some locations and against others, motivated, I believe, in finding just the right property, not just a big sale. [...]
"We were new to Portsmouth, although we had a sense of what we were looking for in buying a new residence. John was patient with us. More importantly, he knew the market well and brought his knowledge and experience to our research and then our transaction. We learned why John is well-respected and we are grateful for the opportunity to work closely with him. Now we are fortunate to count John as a friend and continued resource as we settle into our new Portsmouth life."
“A year ago my brother and I inherited our parent’s home where we grew up and we needed to get it on the market quickly ready for sale. We also knew the house needed some improvements but we didn’t know which ones were necessary to sell our property. I asked John to meet us at our family home to give us an assessment. He methodically told us what we needed to do and helped us get started. The house sold in less than a month in excess of our asking price. John’s many [...]
“We were referred to John Rice through the Sotheby’s International network. We spent 5 years looking at Seacoast homes; during that time John was patient, honest, reliable and informative. His knowledge of the history of Portsmouth was a bonus every time we met. We highly recommend John Rice and we are happy to call him our friend now that we live in Seacoast area.”
"John’s reliability, honesty, and kindness made the whole experience of selling my house a joy!"
I want to thank you for all your hard work and professionalism in selling my home and finding my new condo. Your advice and initiative in taking control of the selling process allowed me to concentrate on how I would handle downsizing. Your market analysis, staging and open house were all vital to the quick sale (offer on 2nd day on the market). You quickly educated me on the condo market and, within a week, had shown me what several communities had to offer. When we found the perfect place [...]
"John Rice has an air of competent professionalism and gentlemanly charm which makes working with him easy and enjoyable. He helped me find and purchase my first house, which involved a complicated set of search criteria. Years later, he helped me sell that same house. John was always prompt and clear in his communications and I would highly recommend working with him."
"We were referred to John Rice by a local attorney who described him as very experienced and knowledgeable with the local real estate market. He quickly helped by educating us about the local market and narrow our search based on our living preferences and budget. He helped us land our dream house and managed the closing process very smoothly. The whole experience could not have gone better."
We bought our house through you and enjoyed the experience so much that you were the only one we called when we had to sell a family house. From pricing to marketing and attention to details, you were there for us from start to finish. We needed some painting and repairs done and you had access to first-rate contractors who responded immediately to our needs. You even managed the work when we couldn't. I wouldn't hesitate to call you again.
